This isthe only one Business Center in Vienna, which offers in addition to the traditional “Business Center Concept”, the so called “Managed Office Concept”. This concept makes possible to rent office space without additional service or infrastructure. Available sizes vary from 100m²/175m²/300m² up to 650m². Each area has an own entrance, own toilets, own kitchen, own Businesses Lounge and depending upon size between 2 and 10 individual offices inclusive an eventual meeting room. The final layout (wall separations) can be still adopted according to your demands, which will take ca. 4 weeks from final agreement. Structured cabling, air conditioning, sanitary installations as well as kitchen facilities are pre-installed. A basic rent of 9-11€/m ², maintaining costs, heating, cleaning and only proportional the reception will be charged. All additional items like, furniture, IT/Telephony infrastructure and the common business centre services are optional and can be ordered in a flexible manner at any time. The Managed Office concept offers thereby the unique chance in Vienna to rent office space at conventional real-estate rates, while simultaneously ensuring on demand the availability of all common business center advantages.

Emplacement:

The center is located at the underground line U3 and tram line 71, offering an excellent traffic connection to the city-center, the airport, as well as to the east-, south-, and west-highway. There are only two traffic lights from/to the highway junction “St Marx”. The city-center is less than 10 minutes, and the Airport is ca. 15 minutes driving-distance away.
